How Does Real Estate Work?

When people think about real estate, they often only picture residential homes, but the market is actually divided into three distinct categories. Understanding these types is crucial whether you're buying your first home in Framingham or expanding your investment portfolio across Greater Boston.
Residential Real Estate is what most people are familiar with. This includes single-family homes, condos, townhouses, and multi-family properties (up to four units). In areas like Ashland, Westborough, and throughout the Boston suburbs, residential real estate dominates the landscape. These properties are designed for people to live in, and they represent the largest segment of the market. Whether you're eyeing a luxury home in Brookline or a starter home in Lowell, you're dealing with residential real estate.
Commercial Real Estate encompasses properties used for business purposes. Think office buildings in downtown Boston, retail spaces in Worcester, shopping centers, hotels, and restaurants. Commercial properties generate income through business operations and typically involve longer lease terms than residential properties. The Greater Boston area, with its thriving economy and major corporations, offers incredible commercial real estate opportunities.
Industrial Real Estate includes manufacturing buildings, warehouses, distribution centers, and factories. While you might not see as much of this in the immediate Boston suburbs, areas extending toward Worcester have significant industrial presence. These properties are essential to our supply chain and e-commerce economy.
There's also Land, which some consider a fourth category - vacant lots or agricultural property that hasn't been developed yet. In my practice, I work primarily with residential properties, especially in the luxury market, but understanding all three types helps you see the complete picture of real estate investment and opportunities.
